Here are some of the most frequently asked questions (FAQs) concerning the application process.

How do I apply to a property/unit?
Please see our Available Properties page. When you find a place that suits your needs, click on the specific property link to apply.
Is there a minimum credit score and/or income required to rent?
Prospective residents typically have a credit score of 650 or above. Applicants who have a score below this threshold may be eligible to rent with us on a case-by-case basis, which may include additional requirements such as:
- Paying a traditional security deposit instead of a monthly damage waiver (see question – “How much is the security deposit?” for more information)
- Paying a larger security deposit
- Requiring a cosigner
What is the application process?
There are two steps in the application process. The first step will be to answer some questions about yourself and what you are looking for in a home – this will serve as an initial screening. The second step of the process is the online application that allows us to verify background, rental history and credit. The application fee ($45) is nonrefundable and paid at the time of application.
Once approved, the signing of a rental agreement would be the last step – which would also be signed electronically.
How much is the security deposit?
In most cases, instead of a security deposit we charge a $79.00 nonrefundable monthly damage waiver, which serves the same purpose – to cover any property damage or loss caused during the stay of a resident. However, there may be scenarios in which we may request a traditional, refundable (less damages) security deposit instead of the monthly damage waiver.
Do you require renters insurance?
YES. Renters insurance protects your belongings in case of damage or loss – the insurance on the property itself will not cover you. You will be prompted to secure and upload evidence of renters insurance upon signing a rental agreement.
What other monthly fees should I expect aside from rent?
Each property/unit typically has the following fees:
- Rent
- Damage Waiver or Security Deposit (see question – “How much is the security deposit?” for more information)
- Monthly Cleaning Fee (to cover upkeep of common areas of the property – furnished units only
- Monthly Parking Fee (if property is located in a residential permit parking zone, included with Rent)
Do you allow online rent payments?
YES! All rental payments (ACH/electronic check, debit, credit) can be made through the Tenant Portal, which can be accessed either online or on the TurboTenant app. Residents can also set up automatic payments – set it and forget it!
Are pets allowed?
At this time, our properties/units do not allow pets.
What about smoking?
No – we do not allow smoking or vaping of any kind at any of our properties/units.
Is free parking provided?
Some properties/units are located within a residential parking zone. If this is the case, the monthly cost of the parking permit is included in your rent (you must have your vehicle registered at the property). Properties/units in all other areas have free on-street parking included.
How would I submit a maintenance request?
All maintenance requests will be submitted online. This feature is available to our residents through the Tenant Portal, which can be accessed either online or on the TurboTenant app.
